User Account

Please use the “Forgot your password” option, which is also available at the following link: 

 Due to security reasons, we cannot see your password. 

Please contact your account manager with the full name and email address of the new user to be added. 

Simultaneous use of the same user account is not possible. Additionally, features such as channels and favourites are linked to the login and cannot be shared. 

When you change an email address, an automatic email is sent to the new address. 

Please confirm the change by clicking on the link received for the new email to become visible in our systems. 


 When attempting to invite an employee who previously had a test account, the email is already registered in our system and cannot be added again. Please contact your account manager with the full name and email address of the new user to be added.  

 Manage your users by clicking on your name in the top right-hand corner of the database. Under ‘My Employees,’ you will find an overview of all your users. Scroll to the right, where you can view their logins, page views, favourites, notes, channels, and downloads. 

 Yes, you can allocate specific countries/regions to different users within your licence. 

Database Definitions

TBI stands for TOPHOTELPROJECTS Benchmark Investment. 
This is an automatic calculation of the investment in million US Dollar that includes:  

region, country, stars category, size of the construction and, of course, the number of rooms. 
The TBI is calculated automatically as soon as the above mentioned factors are entered into the database. Property prizes etc. are not taken into account. 

TBI is intended to give you a sense of  the project value. 

A ‘hard brand’ is a distinct sub-brand within a hotel group. For example, Accor Group features hard brands like Mercure and Novotel, and Hilton Group includes hard brands such as Hilton Garden Inn and DoubleTree by Hilton. It maintains its unique identity, target market, and brand image while benefiting from the resources of the parent company. 

Hard brands as they are often referred to are those renowned brands we’re all familiar with. Think Choice Hotels, Marriott, Hilton and Accor. 


 A soft brand involves an independent affiliation that benefits from marketing collaborations with hotel brands or groups. 

The essence of a soft brand is the ability for an independent hotel to maintain a unique identity and retain a certain style, yet leverage off the benefits of a well-known hotel group. Such benefits include access to a group’s reputation, sophisticated marketing campaigns, powerful sales services, distribution prowess, support, training and behind the scenes operational systems.

The vision phase describes a project as a project idea and the implementation cannot be guaranteed at this time. From our experience, about 60-70% of the project ideas are being realized.  

The following participants can be identified in this construction phase:  Investor (Owner), Developer and/or the Architect. Architect? Doesn’t this contact will be added in Pre-Planning? 



In the pre-planning phase, we verify the project. If a project is in this phase, it usually is being realized. This phase is mostly about planning the design and the cost estimation. The parties involved here are the investors, owners and hotel project developers, as well as the architecture office, which is responsible for the planning and in most cases also for the implementation of the hotel project.  



The planning phase is the concrete implementation of the pre-planning and cost estimation with all the requirements and service phases of the HOAI.  

In this phase, the interior designer is being requested, commissioned, and integrated into the project realization. The planning phase includes the performance phases of property and technical planning, site planning and landscape planning. 

In addition, companies from the FF&E area should be starting to get in touch with the contacts of a project in this phase.  


Under Construction

The construction phase starts with the groundbreaking of the property. Now it’s a direct structural implementation of the planning on the construction site. The phase ends in our database with the pre-opening phase, although the construction is not fully completed. Besides the architectural office and the interior designer, this is the phase where we look for other important contacts, such as general contractors and/or consultants for specific products and services. 



This phase describes the final path of the project until the opening. Our research team names the address and the hotel’s contact approximately 6 months before the planned opening. The timing of the pre-opening phase can vary because it depends on the project size and category. 

The Pre-Opening-Office is a good contact for all information and other contacts that could be important for the supplier industry in the last construction phase, especially for equipment products and services from the OS&E sector. 

Project and Data Visibility

Opened projects remain visible for up to three months from the opening date. After this period, they will be automatically archived and, as a result, will no longer be visible.

The database is updated daily, with each project undergoing a check at least every 3-4 months. The frequency of these checks is determined by the project phase and the amount of information already listed.

Please utilize the support button and inform us; our research team will investigate. It’s also possible that there are currently no 4 or 5-star hotels in development that we are aware of.  

Projects are marked as new or updated for the duration of one month. 

Data Export and Usage

You can export contacts to Excel by using the Export button. Select the desired file format, and proceed with the export. 

 While there isn’t an API available for direct export into a CRM/Salesforce system, you can easily export the data in CSV or Excel format. Subsequently, you can seamlessly upload it to your systems. 

 Access to archived projects is available as an add-on to your license. Please contact your account manager for further details. 

There isn’t a specific alert function, but if you create and save your search in your Search Channel, New/Updated projects matching your criteria will be automatically added to your search and marked as New/Updated. 

We have a multilingual, in-house research team divided into different regions. They utilize various sources, including our extensive network in the hotel industry, publicly available sources, and maintain personal contact with stakeholders around the globe to verify information. 

Yes, you are allowed to get in contact as customer and user of THP to the contacts in our database as direct email or telephone. 

In case of further use of the data, e.g. for advertising or mass mailing, the obligation to inform according to Art. 14 DSGVO must be observed. This processing is the sole responsibility of the users of our database.
