Top Hotel Projects in Dubai: 4- and 5-Star Upcoming Hotels

Dubai's hotel pipeline is getting busier and busier, with new builds rising across the emirate's most sought-after districts. Developers are placing bets on everything from branded serviced residences in Jumeirah Village Circle to a family-focused resort inspired by the Mediterranean coastline and an artist-centered concept on The World Islands. These projects reflect the range of concepts currently coming together across the city, from lifestyle-driven apartment hotels to niche, community-focused destinations.

Keeping tabs on these projects gives hotel suppliers, operators, and other industry players a head start, letting them connect with developers before ground is even broken. Below, using data pulled from the THP hotel project database, we highlight three 4- and 5-star hotel developments currently making their way through Dubai's construction pipeline.

4-Star Hotel Under Construction: Dusit Princess

This 224-room, 4-star property is under construction in Jumeirah Village Circle and is expected to open in the first quarter of 2027. Nakheel Properties and Rijas Group are developing the project, which will offer a mix of studios and one- and two-bedroom branded apartments. The JVC location gives residents easy access to many of Dubai's key landmarks and attractions.

The building's interiors will include design touches such as Wedgwood chinaware, crystal glassware, and Nespresso machines, alongside British-designed furnishings. On the dining side, plans call for a Thai restaurant with a modern spin, along with a bistro serving a mix of classic and contemporary dishes.

Luxurious 5-Star Hotel Projects

InterContinental Dubai, The Heart of Europe

This 466-room, 5-star hotel development is currently under construction and is scheduled to open in the fourth quarter of 2027. Kleindienst Group and The Heart of Europe are behind the project, which is being positioned as the first five-star, family-only hotel in the region. The design draws on Mediterranean architecture, with sea-view suites and a facade covered in hanging gardens made up of more than 30,000 plants.

The Artist Hotel Dubai

Still in the pre-planning phase, this 75-room, 5-star property is also being developed by Kleindienst Group and The Heart of Europe on The World Islands, with an opening date set for 2028. The concept is built around creators, musicians, and other artists, positioning the hotel as a community space as much as a place to stay. The project has not yet moved into construction.

Different Concepts, Same Market

What stands out across these three projects is how differently each developer is approaching the Dubai hotel market. Nakheel Properties and Rijas Group are betting on serviced apartments in a central, high-traffic neighborhood. Kleindienst Group and The Heart of Europe, meanwhile, are pursuing two very different ideas under the same partnership, one built around families and Mediterranean design, the other around artists and creative community.

Rather than competing on the same formula, these developers appear to be carving out separate niches within the same city. Whether that approach pays off will likely depend on how each property performs once it opens. For now, all three remain worth watching as they move through construction and toward their planned launch dates.
